Lakefront at Keystone Unveils Extensive New Amenity Plans
Owners invest to enhance tenant experience at 1.1 million square foot office park
October 5, 2018 – Indianapolis – Strategic Capital Partners, LLC (SCP) and Rubenstein Partners, L.P. (Rubenstein) unveiled plans today for an extensive set of new indoor and outdoor amenities at the 1.1 million square foot, 89-acre office park known as Lakefront at Keystone (formerly known as the Precedent Office Park). The amenity program, developed by Rubenstein and SCP following their acquisition of the property in late 2017, leverages existing property features to create an office tenant experience unlike any other in Indianapolis.
The amenities are planned to roll out in phases over the next 12-18 months, creating uniquely branded indoor and outdoor spaces designed around the 38-acre lake within the campus. The Anchor at Lakefront, a new indoor amenity center, will include a state-of-the-art fitness center, tenant lounge, full-service café, conference facilities and the property management office. The Boardwalk at Lakefront will feature a winding walkway along the waterfront, basketball court, workout circuit, bike path, food truck depot and seating areas. The Harbor at Lakefront, a floating barge, will take full advantage of the park’s 38-acre lake and deliver an entertainment venue unlike anything in Indianapolis. Already in place along the lake is The Landing at Lakefront, complete with a relaxing outdoor retreat area with casual seating, fire pits and interactive games for lunch time, team building or after hours meet-ups.
“We’ve assembled an outstanding project team to deliver a carefully crafted package of market-defining amenities that will modernize the office experience for tenants of Lakefront at Keystone,” said Richard W. Horn, CEO of Strategic Capital Partners. “When this office park came online originally, it set a new Indianapolis standard and we are doing it again with contemporary changes designed to excite our existing tenants and attract new ones.”
Leading the design and programming team is Philadelphia-based Groundswell Design Group, with support from Indianapolis-based CSO Architects and Carson Design. Development and Construction Insight, LLC is managing the construction process. Weihe Engineers and Carmosino Group are providing engineering and pre-development services, respectively.
“Our goal is to build on the park’s existing attributes to create an office environment that is entirely unique in the Indianapolis market,” added Julian Smyth of Rubenstein Partners. “Most check-the-box amenities don’t really enhance the tenant experience or get people excited to come to work. The new lakeside amenities including the floating barge, basketball court and event space will be true differentiators.”
JLL’s Tammy Faulk and John Robinson serve as the exclusive leasing agents for Lakefront at Keystone.
Lakefront at Keystone, formerly the Precedent Office Park, is located on the north side of Indianapolis adjacent to I-465 and Keystone Avenue. In addition to the new amenities underway, Lakefront is only minutes from The Fashion Mall at Keystone, Carmel City Center and Carmel’s Arts and Design District offering hundreds of retail shops, restaurants, arts and entertainment options. In addition, the park is only 13 minutes from downtown Indianapolis and 25 minutes from Indianapolis International Airport.
