Strategic Capital Partners Announces New Tenants for Metro Air Business Park

January 15, 2019 – Indianapolis: The Indianapolis industrial market is hot and Strategic Capital Partners, LLC (SCP), and its partner PCCP, LLC, are reaping the rewards of building state-of-the-art industrial space adjacent to the Indianapolis International Airport.

SCP is pleased to announce that its two newest speculative buildings at Metro Air Business Park Phase One, in the Plainfield submarket, are 100% leased within 90 days of completing construction. The buildings total 483,812 square feet.

SCP’s Senior Vice President of Development John Cumming sees the growth of e-commerce as an industry driver. “The Indianapolis industrial market, especially the Plainfield/Southwest submarket, continues to see strong leasing activity. Demand for modern bulk distribution space remains strong and we’re currently seeing even greater demand for smaller to mid-size distribution space,” Cumming said.

“PCCP saw this as a compelling investment opportunity for a modern industrial product in a prime location within the area’s strongest submarket. We are pleased, but not surprised, that this project has been fully leased in such a compressed time frame as it offered the key fundamentals to area occupiers,” said Melanie Gangel, Senior Vice President with PCCP.

Cushman & Wakefield’s Executive Managing Director Pat Lindley represented the Landlord in three lease transactions: Alan Ritchey, Inc. (ARI) leased all 382,654 square feet of Metro Air - Building 6. The Valley View, Texas-based ARI, represented by JLL’s Matt Dickerson, is a family owned and operated, multi-industry company that provides services to the government, industrial, agriculture, energy and transportation sectors.

Two tenants will occupy the 101,158 square feet at Metro Air - Building 2. The Expediting Company, a privately-owned logistics and supply chain firm in Vandalia, Ohio, leased 40,498 square feet for its operation. Bryson Smiley of Fisher & Company represented the Tenant. Diversified Conveyors International, LLC (DCI), a certified WBE company based in Memphis, Tennessee, leased the remaining 60,660 square feet of Metro Air 2 for its turnkey material handling business. Jared Scaringe of CBRE’s Indianapolis office represented DCI.

Metro Air Business Park Phase One, launched in 2006, is now fully developed. Located at the northwest corner of Ronald Reagan Parkway and Stafford Road in Plainfield, the park is less than one mile from the Indianapolis International Airport -- home to the world's 2nd largest FedEx hub. In all, Metro Air Business Park Phase One comprises 1.2 million square feet of industrial space with excellent visibility from, and quick access to, I-70 and I-465.
