Strategic Capital Partners and Rubenstein Partners Complete Lakefront 15 Sale

 

81,515 square foot office property fully leased to eHealth, Inc. through 2030

January 22, 2020 – Indianapolis - Indianapolis-based Strategic Capital Partners, LLC (“SCP”), a commercial real estate development firm and Rubenstein Partners, L.P. (including its affiliates, “Rubenstein”), a vertically integrated real estate investment adviser focused on office investments in the United States, announced the sale of Lakefront 15, an 81,515 square foot office building located at Lakefront at Keystone, a Class-A office park in the Keystone submarket of Indianapolis. The building was sold to an affiliate of AXS Opportunity Fund LLC, a real estate private equity firm based in Beverly Hills, CA.

The Lakefront 15 building is fully leased on a long-term basis to leading private online health insurance exchange, eHealth, Inc., and serves as the company’s eastern time zone operations and technology headquarters. eHealth elected to open an office in Indianapolis due to its business-friendly environment, start-up culture and rich pool of skilled technology talent.

The sale transaction was arranged by Jim Postweiler, Peter Harwood, and Derek Fohl at Newmark Knight Frank.

Lakefront at Keystone is a nearly one million square foot campus comprised of 15 buildings that Rubenstein and SCP acquired in 2017. Since acquisition, the joint venture has implemented a strategic capital improvement plan focused on creating a best-in-market amenity program, enhancing common areas throughout the campus and rebranding the park to Lakefront at Keystone to underscore the dramatic changes that have occurred.

Delivered in 2019, the amenity program is highlighted by:

  • The Anchor, a new indoor amenity center, which includes a state-of-the-art fitness center, tenant lounge, full-service café (Fuzion by Coffee Zon), conference facilities and the property management office.

  • The Harbor, a floating barge, that takes full advantage of the park’s 38-acre lake and delivers an entertainment venue unlike any in Indianapolis.

  • The Boardwalk features a winding waterfront walkway, basketball court, workout circuit, bike path, food truck depot and seating areas.

  • The Landing, a lakeside outdoor retreat area with casual seating, fire pits and interactive games for lunch breaks, team building and after hours meet-ups.
