65Commerce Park - New Industrial Development Delivers Much Needed Space in Whitestown

Strategic Capital Partners expands its Indianapolis-area footprint with 65Commerce Park

May 1, 2019 – Indianapolis: Strategic Capital Partners, LLC (SCP), Indianapolis, is pleased to announce a new $44 million industrial park in Whitestown, Indiana.

The 80-acre Boone County development will deliver logistics space with excellent visibility from, and access to, I-65. The strategic location at I-65 and County Road 500 South provides easy access to/from the Whitestown Parkway and SR 267 interchanges. A new “mid-point interchange” at CR 550 South, which will provide direct access to the site from I-65, is projected for completion by 2021-2022.

Phase One site work is underway for project completion by year end. This initial phase includes two speculative projects: a 440,056 square foot, cross-docked facility and a 279,430 square foot, rear-load facility.

SCP’s Senior Vice President of Development John Cumming sees growing demand in the area as Whitestown maintains its seven-year status as the fastest growing Indiana locale.

The Indianapolis northwest submarket is home to many small to mid-size distribution facilities searching for new, modern space to accommodate growth within their current labor market.
— John Cumming, Senior Vice President of Development

The 65Commerce Park development team includes local and national firms. Design & Construction Insight, LLC (DCI) will serve as construction manager. Indianapolis-based JRA Architecture, LLC is the project architect and another Indianapolis firm, Compass Commercial Construction Group, will provide design/build services. Nationally-known planning and design firm Kimley-Horn will serve as project engineer. Pinnacle Bank is the construction lender and Cushman & Wakefield’s Executive Managing Director Pat Lindley is leasing the project.

While 65Commerce Park launches SCP in the northwest Indy submarket, SCP first established an industrial presence in Plainfield with the 1.2 million square foot Metro Air Business Park.

SCP’s industrial footprint also extends beyond Indiana. The company owns, and is developing, Patriot Park in Durham, North Carolina; Springdale Commerce Park in Springdale, Ohio and Midway840 in Wilson County, Tennessee.
