New Industrial Development Delivers Much Needed Inventory to Charlotte Region
Strategic Capital Partners Breaks Ground on Rock Hill Commerce Center
March 8, 2021 – Indianapolis – Indianapolis-based Strategic Capital Partners, LLC (SCP) is entering the Charlotte industrial market with a new Class A development in northeastern York County, South Carolina.
SCP acquired the 80-acre site to build Rock Hill Commerce Center, a $55 million multi-phase industrial development designed to deliver more than one million square feet of Class A industrial space. Phase One calls for two buildings totaling 800,000 square feet with completion by year end. Building A is a rear load +/-300,000 square foot facility with a 32' clear height and Building B is a +/-500,000 square foot cross dock facility. Phase Two will create an additional +/-200,000 square feet.
Rock Hill Commerce Center’s location off I-77 provides easy access to/from Celriver Road. Neighboring tenants include DHL Supply Chain, McKesson, Continental Tire, Atlas Copco and NFI. [For reference: Rock Hill Commerce Center is being built directly across I-77 from the new billion-dollar Carolina Panthers practice facility under construction.]
South Carolina provides unparalleled transportation opportunities. The state’s east coast location, halfway between New York and Miami, benefits from an integrated transportation system of highways, airports, seaports and railways. The park’s site facilitates distribution to every major U.S. market and offers efficient import/export capabilities, making it an ideal site for distribution or warehousing.
