Indianapolis (North Suburbs)
Suburban Office (Development)
In 2016, SCP acquired Parkwood Crossing and Parkwood East in partnership with Rubenstein Partners. The best-in-class portfolio in Indianapolis’ strongest office submarket features an attractive in-place occupancy and cash flow profile, main-and-main location for office users, and large, efficient floorplans. SCP and Rubenstein has a significant capital plan to be executed at the property over the first year, including a $5M+ amenity center. Multiple SCP employees were involved in the original development of the portfolio and its ongoing management while at Duke Realty.
SCP in partnership with HIG Capital and Berkshire Group acquired Northridge at the Westfields in Chantilly, VA in December 2015. The property consists of three single-story office buildings totaling 99,464sf with an adjacent 12 acres of land for future development. Northridge is located in The Westfields, which is the largest single business park in the United States (6.8+ million SF) and heavily occupied by government agencies and defense intelligence firms.
SCP, in partnership with Federal Capital Partners, is developing speculative office in the RTP submarket of Raleigh, the largest office submarket in the city. Phase I of the project will include 200,000 sf of office space, a 4.0/1,000 parking ratio, and unmatched visibility as the site sits on the intersection of interstates 40 and 540. Phase I completion is scheduled for early 2016.
312 Elm & 312 Plum
CBD Office (Acquisition)
SCP acquired 312 Elm and 312 Plum in partnership with Rubenstein Partners. The properties feature strong in-place cash flow, a significant structured parking component, and a strategic location on 3rd Street in downtown Cincinnati. Rich Horn and Gene Zink were also involved in the original development of the properties while at Duke Realty.
MetroAir IV & V
Mid-Size Industrial (Development)
SCP developed two mid-sized industrial buildings speculatively, delivering in March of 2015, in partnership with Westminster Capital. The properties are located on the premier intersection in Plainfield, IN - a major industrial hub within the Midwest.
UIndy Health Pavilion
University Office BTS (Development)
SCP worked closely with the University of Indianapolis to plan, design, and develop a build-to-suit academic office building at the gateway to its campus. The building was completed in August 2015 on-time and under budget, and currently houses academic offices, classrooms, and laboratories that cater to UIndy's health disciplines.
196 Units (480 Beds)
SCP in partnership with the University of Indianapolis is developing a four-story, 196 unit apartment building on UIndy’s campus. The property will house up to 480 students and features one to four bedroom units, private baths, kitchens, living areas and washers and dryers. Construction commenced in Summer 2015 and is scheduled to be completed in early Fall 2016.
