Gene was a founding executive of Duke Realty (NYSE: DRE), and with Rich and others, led the REIT’s growth over a 10-year period from $700MM to $10B, and creating and operating a mixed portfolio of office, industrial & retail projects amounting to 120 million square feet located across 15 states. SCP’s team is rounded out by professionals who have worked at Duke, as well as in the private equity and brokerage sectors prior to joining the firm.
Founded in 2005
SCP was formed in 2005 as the general partner of Strategic Partners Value Enhancement Fund (SPVEF), a $250 million discretionary equity fund with a fully invested value of over $1 billion in assets. Today, SCP is a real estate firm whose principals have nearly $15 billion of successful experience in developing, acquiring, managing, redeveloping and disposing of institutional, commercial and apartment projects.
SCP was the general partner of Strategic Partners Value Enhancement Fund (SPVEF), a $250 million institutional equity fund raised in 2005 to acquire $1 billion in assets. SPVEF controlled industrial, office, retail, multi-family, student housing and mixed-use assets in joint ventures across the country using a “tri-coastal" investment strategy. The Fund’s performance was ranked top quartile for its vintage at closing.

Holistic Urban Development
SCP is motivated by more than profits. Through its efforts in mixed-use redevelopment, the firm is committed to holistic urban improvement. Of note is SCP’s partnership with Purpose Built Communities, an organization founded by Tom Cousins, Julian Robertson and Warren Buffett, which has redeveloped the Avondale Meadows area in Indianapolis – a 100-acre impoverished area east of the City. Completed Avondale Meadows projects include a YMCA Health and Wellness Center, a mixed-income apartment property, investments in five educational facilities, and a retail center with a grocery story totaling approximately $370 million to date. Future Avondale phases will include single-family housing, additional mixed-income apartments and retail, a park and senior housing.
